10-unit condo approved for Erie Street

24-Jan-17 – Just ten units are all that will be needed for a 12-story condominium approved last Thursday by Chicago Plan Commission.

The 154-foot-tall building will be located on the south side of Erie Street, between Clark and Dearborn.

The site was already zoned for mixed use. The commission approved an increase in Floor Area Ratio, allowing the building to take up more of the lot on which it will be built. In exchange, the developer, Chicago-based LG Development Group, LLC, will contribute to a lighting project in Montgomery A. Ward Park along the north branch of the Chicago River.

LG Development Group The plan was first submitted last March. Last July, the design was shared at a community meeting hosted by River North Residents Association and 42nd Ward Alderman Brendan Reilly. Then on January 19, Chicago Plan Commission received a revised version that included, at Reilly’s request, more room for vehicles to access the site.

The new building will fit snugly against an existing three-story, 38-foot-tall building with three residences.
